No. The Villas are owned and enjoyed much like a private, equity golf country club. Owners have access to the Villas with right to use subject to Reservations Policies and Procedures. With only ten owners per Villa, Owners have abundant and flexible use.
Yes, like any other form of deeded real estate, an owner can sell or transfer their ownership at any time.
Shared Owners, their immediate family and accompanied guests have five weeks of use each year plus space available use opportunities. Owners have the flexibility of reserving vacation time well in advance or as a last-minute getaway. Subject to the Reservations Policies and Procedures, an Owner can reserve more than one villa at a time or extend their vacation up to 35 consecutive days.
When owners are not able to use their time and release their weeks back to the villa residence office, this time is offered to owners on a first come first serve basis. This time must be used by owners and may not be rented.
Yes. The Villas provide for on-site, secure storage for Owners to store their personal items.
The Grand Golf Club is a nationally acclaimed private golf course designed by Tom Fazio. Along with The Grand Del Mar Resort and Villas, the Grand Golf Club is nestled within the 9,000 acre Los Penasquitos Canyon Preserve. The 7160 yard, par 72 course embodies Fazio's signature design and suits all levels of play. The Grand Golf Club features an exclusive clubhouse where Owners can enjoy the use of Member only areas and dine at The Grand Del Mar's signature restaurant, Addison.
Owners are provided with a Membership to the Grand Golf Club as part of their Villas shared ownership purchase. Membership includes unlimited complimentary golf course privileges for the Owner, spouse and children (under 25) while they are vacationing in the Villas. Invited guests of owners staying in the Villas during the owner vacation periods are eligible for significant green Fee discounts.
Yes, owners are invited to exclusive member events. They are able to use the hotel amenities such as the gum, tennis, pickleball, the pools. The Spa is for paid services only and a fee must be paid for day use.
The Annual Ownership Fees cover the typical cost of maintenance, professional management, operations and housekeeping of all of the Villa facilities, amenities and common areas along with the monthly fees for the Grand Golf Club Membership. These fees provide funds for staff salaries, supplies, interior and exterior maintenance, landscaping, window washing, trash removal, legal and accounting services, fuel, utilities, insurance, cable TV, wireless internet service, telephone service and reserve funds for replacements in the future.
An Owner-elected Board of Directors control the affairs of the Villas including the establishment of the annual operating and maintenance budget.
Each Owner will receive a recorded deed at closing. A fee simple title to a fraction of a Villa and to an undivided interest in the Villa Common Area will be provided at closing. Each Owner will also receive a title insurance policy on the Ownership Interest. Title may be held in personal names or corporations.

Yes, there is a weekly Turn Over Fee of $350.00 and there is a pet fee for the pet villas of $500.00 a week. Property taxes are paid directly to the tax assessor's office and are billed to the owners.
Vacation planning begins every October and begins with an email confirming an owner's primary weeks (the two weeks attached to the ownership that are owned in perpetuity). Owners can confirm their primary weeks or release their primary weeks in leu of available alternatives. After primary weeks have been confirmed or released, a list of available weeks will be distributed to owners. For each ownership, owners are asked to submit their top ten-week choices in order of preference. Owners should include detailed notes such as back-to-back reservations, special occasions, need for a pet friendly unit, etc. Weeks will be selected one-by-one based on the owner's priority number. Priority numbers shift each year, for example, if an owner's priority number is 3 in 2005, their priority number will be 4 in 2006. If needed, a second request submission may be requested from owners. The vacation planning process is fair and unbiased. Final dates are released in late-November or early-December depending on response time of ownership.
